Refurbishment of Mezzanine Level
KBC was engaged by The GPT Group to execute a comprehensive refurbishment project on the mezzanine level of 550 Bourke Street, Melbourne. The project, spread over 20 weeks, followed a split staged program designed to minimise disruption while achieving significant upgrades across the 2,000 square metre space.
The first stage involved the full demolition of the existing gym tenancy down to a cold shell, followed by the construction of a new inter-tenancy wall to divide the space into two distinct areas. This stage also included splitting all services and upgrading the electrical board, complete with new meters.
In the second stage, new amenities were installed, including male, female, and DDA (Disability Discrimination Act) compliant facilities. This phase encompassed a complete fitout, incorporating new hydraulics, toilet partitions, stone hobs, and modern fixtures.
The final stage focused on upgrading the lobby. This involved structural demolition into the lift shaft to install new lifts servicing the floor, along with new mechanical and electrical systems. The lobby was finished with new floor tiles and contemporary finishes, seamlessly connecting it to the upgraded amenities.
